Why Tempe

Why Tempe agents choose us

Tempe is built out. There is almost no open land left inside the city, so the market is resale and infill: 1950s and 60s ranches in Maple-Ash, Mitchell Park, Hughes Acres, University Park and Shalimar, 1970s and 80s family homes in The Lakes, Dava-Lakeshore and Warner Ranch, acre lots in Circle G Ranches off the Kyrene corridor, and the condo towers on Tempe Town Lake and along Mill Avenue. Arizona State University drives a large share of the demand: faculty and staff buy near campus, investors buy anything within a bike ride of it, and young professionals buy the lake condos. South Tempe, inside the Kyrene school boundaries, is the family market and competes with Chandler and Ahwatukee.

The lots are compact and the trees are mature, so the curb photo rarely tells the story. Interiors lead in Tempe: the remodeled kitchen in a 1960s ranch, the light in a loft, the yard behind the block wall. Drone earns its cost on The Lakes waterfront, where the water and the dock are the sale, and on anything close enough to campus or the light rail that the aerial can show the distance. Condos are shot wide and bright with the lake or Hayden Butte in frame when the unit has it. A typical Tempe home runs 25 to 35 edited HDR photos; lakefront and large south Tempe homes run 40 and up.

Pricing is published and the same in every city: photography from $165 by square footage with a free 2D floor plan, drone $100 added to a shoot, twilight from $200 by season or virtual twilight at $50 for five photos, Zillow 3D from $110 and iGUIDE from $155. Delivery is the next business day, MLS-sized for ARMLS.

Two Tempe details. Much of the city, from downtown south through the Broadway and Southern corridors, sits inside Sky Harbor's controlled airspace, so aerials there run through LAANC authorization that we file before the shoot; we tell you in advance if an address cannot be flown. And the downtown towers need building access, parking and sometimes an elevator reservation arranged ahead, so give us the building contact when you book.

What we plan for on Tempe listings

Interiors lead

Tempe lots are compact and the trees are mature, so the remodeled kitchen, the light and the yard behind the wall carry the gallery, not the curb photo.

The Lakes waterfront

Lakefront homes are shot from the yard and from the air, with the water and the dock in the lead photo.

Condos and lofts near ASU

Tempe Town Lake and Mill Avenue units are shot wide and bright with the view in frame; we arrange building access and parking before the shoot.

Sky Harbor airspace

Much of Tempe sits inside Sky Harbor controlled airspace. We file LAANC authorization before the shoot and confirm whether the aerial can fly.

Investor and rental listings

Near-campus rentals and small multifamily are shot for the floor plan and the unit count, with a free 2D floor plan on every photo order.

Communities we serve in Tempe

Downtown and the lake: Hayden Ferry Lakeside, Regatta Pointe, Edgewater and the Mill Avenue condos, plus the historic bungalows and near-campus rentals of Maple-Ash, Riverside, University Park and Mitchell Park. Central and mid-century: Hughes Acres, Shalimar, Tempe Gardens, Dava-Lakeshore and the ranch neighborhoods between Broadway and Baseline. South Tempe and the Kyrene corridor: The Lakes, Warner Ranch, Alta Mira, Circle G Ranches, the Corona del Sol neighborhoods and the Rural Road corridor toward Chandler.

The Lakes is shot from the yard and from the air, with the water in the lead photo and the dock or the boat slip when the home has one. Mill Avenue and Town Lake condos are about light, the view and the walk to everything, so we shoot them wide and bright and include the building amenities. In Maple-Ash and the other historic streets near campus, the front elevation is shot with the trees and the porch, because the street is a good part of what the buyer is paying for.

We also photograph regularly in the Kyrene Corridor, the University District and the Rural Road corridor.

Frequently asked questions

How much does real estate photography cost in Tempe?
From $165 for a standard home, priced by square footage, with a free 2D floor plan and next business day delivery. Drone is $100 added to a shoot, twilight from $200 by season, and Zillow 3D from $110.
Do you photograph condos and lofts in downtown Tempe?
Yes, including the Tempe Town Lake towers and the Mill Avenue mid-rises. Tell us the building when you book so we can arrange access, parking and any elevator reservation in advance.
Can you fly drone in Tempe?
In much of the city only with LAANC authorization, because Sky Harbor controlled airspace covers a large part of Tempe. We file it before the shoot and tell you ahead of time if a specific address cannot be flown.
Do you shoot The Lakes and Warner Ranch?
Every week. The Lakes gets the water from the yard and from the air; Warner Ranch and the Kyrene corridor homes are shot for the pool, the yard and the floor plan families compare.
How fast is delivery for a Tempe shoot?
The next business day after the shoot, MLS-sized and ready for ARMLS. Most Tempe shoots are booked within one to two business days.
How many photos will I receive?
Around 25 to 40 for a standard home, and 50+ for larger properties over 4,500 sq ft. We shoot to the home rather than to a number, so upgrades and backyard living earn extra photos. You get every usable shot. For the listing itself, choose your strongest 25 to 40, lead with 15 that carry the home, and sequence them to walk through the floor plan.
Is the 2D floor plan really free?
Yes, with every photography order, no catch and no fine print. It is part of the standard service rather than an upsell.
Can I choose my photographer?
Yes. When you book online you can pick from the photographers available for your date, and if your first choice is booked we will show you the alternatives.
What if I need to reschedule?
Cancelling or rescheduling is free with at least 24 hours' notice. With less than 24 hours' notice, a $75 late cancellation or last-minute reschedule fee applies, and weather reschedules are always free.
How do I prepare the home for the shoot?
Clear counters, make beds, open blinds, turn on every light and move cars off the driveway. Our 48-hour prep guide walks through it room by room, and it is worth sharing with your sellers.
How do prices scale with property size?
Photography is priced by square footage, from $165 up to 1,300 sq ft to $275 up to 5,000 sq ft. Larger homes simply take a little more time on site. Drone, virtual twilight and virtual staging are flat rates; real twilight is priced by season.
What makes The Listing Bees different in Tempe?
We photograph Tempe regularly and know its communities, light and angles, we guarantee next business day delivery, and every service books from one team. The company was built by licensed real estate professionals, so we work to your listing timeline rather than ours.

What sets us apart for Tempe agents

Tempe is one of the most analytically active buyer markets in the Phoenix Metro. The combination of ASU, the light rail corridor, and Tempe Town Lake draws a buyer profile that does more online research per listing than almost any other submarket — investors running comparative analysis, relocating academics evaluating neighborhoods remotely, and young professionals comparing a dozen listings before scheduling a single showing. Photography that accurately represents a Tempe property to that audience isn't just a presentation choice, it's a conversion tool.

We know Tempe's neighborhoods at a street level

Warner Ranch and The Lakes attract family buyers who want South Tempe's settled neighborhoods — wide lots, mature trees, and the kind of exterior photography that communicates permanence and quality. The Lakes waterfront properties are drone candidates without exception; the aerial showing the water relationship closes the distance between online browsing and a committed showing appointment. Downtown condos and lofts near Mill Avenue and Tempe Town Lake photograph best with wide-angle interior composition that emphasizes light and ceiling height — the two things compact urban buyers are most anxious about. Marina Heights and the ASU-adjacent corridors attract investor buyers who want clean, accurate photography that represents the property honestly and efficiently.

Guaranteed next business day delivery

Every shoot, without exception. For Tempe investors who are often managing multiple transactions simultaneously, and for agents working the fast-moving sub-$500K market, turnaround is not a courtesy — it's a competitive requirement. Your photos are in your inbox the morning after we shoot.

Free 2D floor plan with every order

ARMLS-compatible, delivered with your photos, no upsell. In Tempe's condo and townhome-heavy inventory, floor plans are particularly impactful — buyers comparing multiple units in the same complex make faster decisions when they can see the layout clearly without scheduling a visit.

Every service, one team

HDR photography, drone, twilight, videography, virtual staging, and Zillow 3D tours — all from one company, booked in a single call. For Tempe investor clients managing turnovers across multiple properties, single-vendor efficiency is a real operational advantage.
