Why Surprise agents choose us
Surprise was built mostly after 1995 and splits cleanly into two buyers. The first is 55-plus: Sun City Grand, Sun Village, Arizona Traditions and Happy Trails Resort, where the buyer is often relocating from a colder state, often paying cash and often deciding from a screen. The second is the family buyer in Marley Park, Asante, Rancho Gabriela, Surprise Farms and the new construction along 163rd Avenue, trading a longer drive for a newer house and a bigger lot. Sterling Grove's gated golf neighborhoods sit above both. The White Tank Mountains close the view to the west on most of the city.
The shoot follows the buyer. A Sun City Grand golf lot is photographed from the back patio to the fairway, with the golf-cart garage, the clubhouse and the course in the aerial, because that is what this buyer asks about first. Marley Park is shot from the street: the front porch, the tree-lined sidewalk and the park, since the neighborhood design is the sale. Asante and the newer family communities lean on the open plan, the kitchen and the community pool. Sterling Grove homes get the course and the clubhouse. For the out-of-state 55-plus buyer, a Zillow 3D or iGUIDE tour with a measured floor plan is what turns a saved listing into a flight. A standard home gets 25 to 40 edited HDR photos.
Pricing is published and the same in every city: photography from $165 by square footage with a free 2D floor plan, drone $100 added to a shoot, twilight from $200 by season or virtual twilight at $50 for five photos, Zillow 3D from $110 and iGUIDE from $155. Delivery is the next business day, and Surprise is priced the same as the East Valley.
Most of Surprise is open airspace. The exception is the south edge nearest Luke Air Force Base, where aerials need advance authorization and some addresses cannot be flown; we check the airspace for every address and tell you before the shoot. Sun City Grand streets are golf-cart friendly, and during spring training in February and March we schedule around game days near Surprise Stadium.

Marley Park from the street

Asante and new construction
Newer family homes lean on the open plan, the kitchen and the community pool; vacant ones get virtual staging at $50 for five photos.
Out-of-state buyers

Luke on the south edge
