Why Fountain Hills

Why Fountain Hills agents choose us

Fountain Hills was laid out in 1970 by McCulloch Properties on the hills between the McDowell Mountains and the Verde River, and the terrain is the market. Elevations run from roughly 1,500 to 3,000 feet, almost every street has a grade, and lots are priced on the view: the fountain, the McDowells, Four Peaks and the Superstitions, or the Valley lights to the west. The housing stock runs from 1970s and 80s condos around the lake, to 1990s and 2000s golf communities at Eagle Mountain, SunRidge Canyon and FireRock, to new custom homes in Adero Canyon and Eagles Nest high on the McDowell slopes. Buyers are retirees, second-home owners and luxury move-up buyers, many from out of state and also looking at North Scottsdale.

The view decides the shoot. On a hillside lot the aerial is the one photo that shows the elevation, the drop-off and the mountains at once, so drone is on nearly every order here. Twilight matters more than in most of the Valley: the town is a designated International Dark Sky Community, so the sky goes properly dark, and a deck over the Valley lights or a patio with Four Peaks catching the last sun stops the scroll. A typical home runs 30 to 40 edited HDR photos; view estates run 50 and up.

Pricing is published and the same in every city: photography from $165 by square footage with a free 2D floor plan, drone $100 added to a shoot, twilight from $200 by season or virtual twilight at $50 for five, Zillow 3D from $110, iGUIDE from $155 and luxury packages from $950 for the estates that call for it. Delivery is the next business day.

Two Fountain Hills details. The fountain runs for about fifteen minutes at the top of each hour from 9 a.m. to 9 p.m., and not in high wind, so an exterior or aerial that wants it in frame is timed to that window. And hillside lots mean split levels, walk-out lower floors and steep driveways, so we shoot the approach honestly and lean on the iGUIDE tour for multi-level plans. Airspace here is largely unrestricted, and we still check every address.

How we shoot Fountain Hills homes
Shooting Fountain Hills

What we plan for on Fountain Hills listings

Elevation and views

Hillside lots are shot from the air so the grade, the drop-off and the mountains read in one frame; drone is on nearly every Fountain Hills order.

Dark sky twilights

Fountain Hills is a Dark Sky Community, so twilights go properly dark; west-facing decks get the Valley lights, east-facing patios get Four Peaks at sunset.

Golf course homes

FireRock, Eagle Mountain and SunRidge Canyon lots are shot with the fairway from the yard and from the air, with gate access arranged ahead.

Timing the fountain

The fountain runs at the top of the hour, so exteriors and aerials that want it in frame are scheduled to that window.

Multi-level plans

Split levels and walk-out lower floors are common, so an iGUIDE tour with measured plans helps a remote buyer understand the home.

Communities we serve in Fountain Hills

Golf and gated: FireRock Country Club, including Balera and the Overlook, Eagle Mountain, SunRidge Canyon and the CopperWynd villas. McDowell slopes and view estates: Adero Canyon, Eagles Nest, Crestview and the Summit at Crestview, Westridge Estates, Sierra Madre Estates and Palatial Estates. Around the lake and the town center: Fountainhead, Lakeside Village, Diamante del Lago, Golden Eagle Estates and the 1970s and 80s condos and townhomes along the Avenue of the Fountains and Saguaro Boulevard. Beyond the town line: Goldfield Ranch, the large-parcel equestrian community off State Route 87 with Fort McDowell addresses.

Adero Canyon and Eagles Nest homes are shot from the air to place the lot on the mountain and at twilight to show the Valley lights. FireRock and Eagle Mountain lots get the fairway and the clubhouse in the gallery, with gate access arranged ahead. Lakeside condos and townhomes are shot with the fountain and the park in frame when the unit has the view, timed to the hour so the fountain is running.

Frequently asked questions

How much does real estate photography cost in Fountain Hills?
From $165 for a standard home, priced by square footage, with a free 2D floor plan and next business day delivery. Drone is $100 added to a shoot, twilight from $200 by season, and luxury packages from $950 for the larger view estates.
Is drone worth it in Fountain Hills?
Almost always. The aerial is the only photo that shows the elevation, the lot and the mountains together, and most of the town is outside controlled airspace, so it flies without special authorization.
Do you photograph Adero Canyon, Eagles Nest and FireRock?
Yes, regularly, along with Eagle Mountain, SunRidge Canyon and the lakeside condos. Gate access is arranged with the listing agent before the shoot.
Can you get the fountain in the photos?
Yes. The fountain runs for about fifteen minutes at the top of each hour from 9 a.m. to 9 p.m., and not in high wind, so we schedule the exterior or the aerial to that window when the home has the view.
Is twilight worth it in Fountain Hills?
For view lots, yes. The town is a Dark Sky Community, so the sky goes dark and the Valley lights or the mountains at sunset carry the lead photo. Real twilight is from $200 by season; virtual twilight is $50 for five photos.
How many photos will I receive?
Around 25 to 40 for a standard home, and 50+ for larger properties over 4,500 sq ft. We shoot to the home rather than to a number, so upgrades and backyard living earn extra photos. You get every usable shot. For the listing itself, choose your strongest 25 to 40, lead with 15 that carry the home, and sequence them to walk through the floor plan.
Is the 2D floor plan really free?
Yes, with every photography order, no catch and no fine print. It is part of the standard service rather than an upsell.
Can I choose my photographer?
Yes. When you book online you can pick from the photographers available for your date, and if your first choice is booked we will show you the alternatives.
What if I need to reschedule?
Cancelling or rescheduling is free with at least 24 hours' notice. With less than 24 hours' notice, a $75 late cancellation or last-minute reschedule fee applies, and weather reschedules are always free.
How do I prepare the home for the shoot?
Clear counters, make beds, open blinds, turn on every light and move cars off the driveway. Our 48-hour prep guide walks through it room by room, and it is worth sharing with your sellers.
How do prices scale with property size?
Photography is priced by square footage, from $165 up to 1,300 sq ft to $275 up to 5,000 sq ft. Larger homes simply take a little more time on site. Drone, virtual twilight and virtual staging are flat rates; real twilight is priced by season.
