What sells here
Sun Lakes was built by Robson from 1972 onward in five phases that agents still list by name: Sun Lakes Country Club, Cottonwood, Palo Verde, Oakwood and IronOaks. Each has its own clubhouse, golf and social calendar, and buyers usually arrive already loyal to one of them. Homes are almost all single level, from compact 1970s patio homes near the original clubhouse to 2,500 and 3,000 square foot golf-course homes in Oakwood, and a large share back onto a fairway or one of the lakes.
Two kinds of seller book us here. The first is a retiree moving up, down or out of state, often selling a well-kept home with a view lot. The second is an adult son or daughter handling a parent's home from another state, frequently after the furniture has gone. Both sell to the same buyer: a couple from Washington, Minnesota, Colorado or the Midwest who is shopping from a screen, cares about the community as much as the house, and wants to know how far the cart ride to the clubhouse is.
How we shoot Sun Lakes
The gallery leads with the lot. If the home backs onto the course or a lake, the first three photos are the view from the patio, the back of the house from the fairway side, and an aerial that shows where the home sits in relation to the clubhouse. Then the interior: great room, kitchen, primary suite, the Arizona room if there is one, and the golf-cart garage, which we shoot like a room of the house because buyers ask about it before they ask about the laundry.
Drone earns its $100 on most Sun Lakes listings. From the air the buyer sees the course, the lakes, the clubhouse roofline and the fact that there is no two-story home behind the yard. For interior homes away from the course we still recommend it, because the community itself is half the sale. Twilight is worth it on lake and view lots where the patio lights and the water do the work; on an interior lot virtual twilight at $50 for five photos is the better spend.
Vacant homes are common when the family is selling from out of state. Virtual staging at $50 for five photos puts furniture into the great room, primary bedroom and a patio so a buyer in another state can read the rooms. A standard Sun Lakes home gets 25 to 40 edited photos, and every order includes the free 2D floor plan, which matters here because single-level plans are compared room by room.
Access, gates and airspace
Sun Lakes Country Club, the original phase, is open to the street. Cottonwood, Palo Verde, Oakwood and IronOaks are gated. The gate staff will admit a photographer whose name the listing agent has called in, so add us to the visitor list when you book, with the shoot date and the address. If the gate turns us away we lose the appointment and you lose the delivery day, and the fix is one phone call made the day before.
Golf-cart traffic is constant, so we shoot the street side early and keep carts out of the frame. We do not photograph on the course itself without permission from the club, but a fairway view from the yard is fair game and is what the buyer wants anyway.
Sun Lakes sits at the southern edge of Chandler Municipal Airport's airspace. Most addresses fly without an issue, some need a LAANC authorization that we file before the shoot, and we check every address when the order comes in so there are no surprises on the day.
