Real estate photography in Ocotillo, Chandler

Ocotillo is south Chandler's lake and golf community, a few minutes from the Price Road corridor and the Intel campus that shares its name. Waterfront lots, fairway lots and the executive homes between them are what agents list here, and the buyer usually already knows which lake they want. Photography from $165 with a free 2D floor plan, delivered the next business day.

What sells here

Ocotillo was master planned around a chain of lakes and the Ocotillo Golf Club's three nines, with neighborhoods built from the late 1980s through the 2000s. The stock is mostly single-family on good-sized lots: single-level and two-story executive homes along the water and the course, gated enclaves of custom homes, and interior streets of 1990s plans that have mostly been remodeled by now. Waterfront homes carry the premium, and the ones with a dock or a view down the length of a lake carry the biggest one.

The buyer is the Chandler tech buyer at the top of their budget: engineers and managers from Intel and the Price Road companies, relocating families from out of state, and move-up buyers from elsewhere in Chandler and Gilbert who want the water without leaving the school boundaries. They read a listing like a spec sheet, and for a waterfront home they want to see the water from the yard, the house from the water and the lot from the air before they book a showing.

How we shoot Ocotillo

Waterfront lots are shot three ways. From the yard, with the lake filling the frame behind the patio and the pool. From the water side, when access allows, so the buyer sees the back of the house the way the neighbors across the lake do. And from the air, with the lot line, the dock and the length of the lake in one frame. That third photo is usually the one the agent leads with, and it is why drone at $100 is on nearly every Ocotillo order.

Golf lots get the same treatment with the fairway in place of the water: the view from the patio, the back of the home from the course edge, and the aerial. Interior lots lead with the front elevation and the great room, and we add the lake paths and the community views so the gallery still says Ocotillo. Twilight from $200 is worth it on the water, where the reflections do half the work; virtual twilight at $50 for five photos covers interior homes.

A standard Ocotillo home gets 25 to 40 edited photos, 50 or more for the larger waterfront homes over 4,500 square feet. The free 2D floor plan ships with every order, and an iGUIDE tour from $155 is booked on most waterfront listings because the buyer is often deciding from out of state and the homes are large.

Access, gates and airspace

Several Ocotillo enclaves are gated. Where a gate is coded, send us the code when you book; where it is staffed, register our photographer's name with the shoot date and the address. The lakes are private to the community, so water-side photos are taken from the home's own dock, a neighbor's with permission or a community path, never by launching anything on the water without the association's say-so.

Ocotillo sits inside Chandler Municipal Airport's airspace, which covers central and south Chandler. Drone work here runs on a LAANC authorization that we file before the shoot. Most Ocotillo addresses are approved quickly at standard ceilings, and we check each one when the order comes in so the aerials are planned around what is allowed.

How much does real estate photography cost in Ocotillo?
Photography starts at $165 and is priced by square footage, with a free 2D floor plan included. Drone adds $100, twilight starts at $200 by season, a Zillow 3D tour starts at $110 and an iGUIDE tour at $155. Larger waterfront homes fall in the higher square-footage tiers and get 50 or more photos.

Yes, with authorization. Ocotillo is inside Chandler Municipal Airport's airspace, so we file a LAANC authorization for each address before the shoot. Most addresses are approved at standard heights.
Do you photograph waterfront homes from the water?
Yes, when access allows. We shoot from the home's dock, a community path or a neighbor's lot with permission, plus the yard side and the aerial. We do not put anything on the water without the association's permission.
How do you get into the gated enclaves?
Send us the gate code when you book, or register our photographer's name with the shoot date and address at a staffed gate. We confirm access the day before.
How quickly will I have the photos?
The next business day after the shoot, sized for ARMLS, with the floor plan delivered alongside.
