What sells here
Estrella is a master-planned community built around two lakes, the Golf Club of Estrella, the Starpointe and Presidio residents' clubs and a trail network that runs into the mountains. The housing runs from 1990s and 2000s homes near the lakes and the course to new construction in the newer villages, with CantaMia as the 55-plus neighborhood with its own club. Lots range from standard village lots to lake-front and hillside parcels with views across the Valley to the White Tanks.
The buyer is trading commute for space and setting. Families moving from the central West Valley or the East Valley, remote workers who do not need the freeway every day, and retirees choosing CantaMia for the club and the quiet. They are deciding whether the drive is worth it, and the gallery is where they decide: the lake at the end of the street, the mountains behind the yard and the clubs and pools that the HOA fee pays for.
How we shoot Estrella
The gallery leads with whatever the lot gives us. Lake-front homes open with the water from the yard and from the air; golf lots open with the fairway from the patio; hillside homes open with the view. Interior lots open with the front elevation and the great room and get the community photos, the lakes, the clubs and the trails, added at the end so the buyer still sees why the drive is worth it.
Drone earns its $100 on more Estrella listings than in most of Goodyear, because the lakes, the mountains and the clubs are what distinguish the community and none of them fit in a ground-level frame. Twilight from $200 suits the hillside and lake lots, where the water and the mountains hold color after sunset; virtual twilight at $50 for five covers the rest. CantaMia homes get the clubhouse, the pool and the golf-cart garage photographed, because that buyer compares communities before houses.
New construction and vacant resales get virtual staging at $50 for five photos, and the free 2D floor plan ships with every order. Access, gates and airspace
Most of Estrella is open. CantaMia and a few of the newer villages are gated; send us the code or register our photographer's name with the shoot date and the address when you book. The residents' clubs, pools and course are private, and we photograph them from the street, from the home's lot and from the air unless the association has given permission.
The drive matters for scheduling, not for price. Estrella is twenty minutes or more past the freeway, and twilight shoots there run late, so we schedule them as the last stop of the day and ask for gate access that covers the evening. Pricing follows square footage and the services you choose, never the distance.
Phoenix Goodyear Airport's airspace covers south Goodyear, including the north end of the Estrella Parkway drive, and Luke Air Force Base's airspace covers the city's north side. Some Estrella addresses sit under the Goodyear airport's airspace and many do not, so we check every address when the order comes in and file authorization where it is needed.
