Real estate photography in Encanterra, Queen Creek
Encanterra is a guard-gated Shea community at the Queen Creek and San Tan Valley line, with the Trilogy 55-plus neighborhoods on one side of the plan and all-ages streets on the other, all of them sharing the same club, golf course and gate. We photograph it for agents selling to buyers who are relocating from another state and deciding from the listing. Photography from $165 with a free 2D floor plan, delivered the next business day.

What sells here
Encanterra opened in 2008 and is still adding homes, so the stock runs from early Shea resales to new construction, almost all of it single level with courtyards, casitas and covered patios built around the Arizona climate. Lots along the golf course and the washes bring a premium, and a lot of homes face the San Tan Mountains to the southwest. Some addresses carry a Queen Creek mailing address and some carry San Tan Valley, which confuses buyers and sometimes the MLS; we photograph the community the same way regardless of what the envelope says.
The buyer is usually from somewhere else: California, Washington, Oregon, Colorado or the Midwest, often a couple buying for retirement in the Trilogy section, or a younger family buying into the all-ages side for the club. They are comparing Encanterra against other resort communities before they ever fly in, which means the club, the course, the pools and the restaurants carry as much weight in the gallery as the kitchen does.

How we shoot Encanterra
The gallery opens with the home's own best feature, then moves quickly to the community. For a golf lot that is the view from the patio and an aerial that shows the fairway, the lake and the mountains behind. For an interior lot we lead with the courtyard entry and the great room, because the Shea plans here open into one big light-filled space that photographs well from the front door.
Drone is worth the $100 on nearly every Encanterra listing. From the air the buyer can see the course, the club campus, the gate and how far the home is from the clubhouse, and that answers half of the questions a relocating buyer sends. Twilight from $200 earns its place on golf and view lots, where the patio lights, the course and the mountains come together after sunset. On an interior lot, virtual twilight at $50 for five photos gives the exterior the same mood for less.
Out-of-state buyers tour from a screen, so an iGUIDE tour from $155 or a Zillow 3D Home tour from $110 is booked more often here than in most of Queen Creek, and the free 2D floor plan matters for the same reason. New and recently vacated homes get virtual staging at $50 for five photos. A typical Encanterra home gets 25 to 40 edited photos, 50 or more for the larger estate plans.

Access, gates and airspace
Encanterra has a staffed main gate around the clock. The guard admits visitors the listing agent has authorized, so call our photographer's name in with the shoot date and address when you book. Without that call we are turned around at the gate and the shoot has to be rebooked, which costs you the delivery day. Interior gates within the community are usually open during the day.
The club buildings, pools and course are private, and we photograph them from public streets and from the home's own lot or from the air unless the club has given permission. For a buyer, a fairway view from the patio and an aerial of the club campus are more useful than a close-up of the clubhouse anyway.
Phoenix-Mesa Gateway Airport's airspace covers north Queen Creek and the west side of San Tan Valley. Encanterra sits to the south and east of that, and in our experience most addresses fly without an authorization, but we check every address when the order comes in and file LAANC authorization where it is needed.
