Eastmark is the master-planned community that turned the old General Motors proving ground in southeast Mesa into one of the fastest-selling neighborhoods in the Valley. Most of what we shoot here is new construction or a first resale, often vacant, and the buyer is comparing it against a builder's model a mile away. What sells here
Eastmark opened in 2013 along Ray Road between Ellsworth and Signal Butte, and new phases are still being built, so the housing stock is young. Expect single-story and two-story homes from the mid 1,000s to over 4,000 square feet, built by a long roster of national builders, with open kitchens, flex rooms, paver courtyards and new pools. A resale here competes directly with the builder's quick-move-in inventory, which is why the photos have to make a two-year-old home look at least as finished as a model.
The buyer is a family, often relocating for work near the Gateway employers, Apple's data center or the hospitals and schools on this side of Mesa, and a growing share are investors and relocating buyers deciding from out of state. They know the floor plan names, they know what the Great Park looks like, and they want to see the yard, the pool and the finishes that set this home apart from the next one with the same plan.
How we shoot Eastmark
The gallery leads with the front elevation and the great room, then the kitchen, then the yard. In a community where many homes share a plan, the backyard is the differentiator: a pool, turf, a built-in grill or a pergola moves a home ahead of the identical floor plan two streets over, so the yard gets the time and the light it deserves. We also shoot the community itself, including the pools, the parks and the Great Park paths, so the agent has amenity photos to add to the gallery.
Vacant spec homes and first resales that have already been moved out of are the norm. Virtual staging at $50 for five photos is the highest-return add-on in Eastmark: great room, kitchen island, primary bedroom, a secondary bedroom as an office and the patio, and the buyer can suddenly read the scale of the plan. The free 2D floor plan ships with every order and does the rest of that work.
Drone adds $100 and is worth it when the lot backs onto a park, a greenbelt or open desert, or when the home sits close to the Great Park and the aerial shows it. Twilight from $200 suits pool homes and the newer two-story plans with large windows, and virtual twilight at $50 for five covers everything else. A standard Eastmark home gets 25 to 40 edited photos, more for the larger two-story plans.
Access, gates and airspace
Eastmark's neighborhoods are open, so there is no gate to clear. Builders' model complexes and active construction phases have their own rules, and if the listing is a builder spec home we coordinate with the sales office on timing and any signage you want kept out of frame.
Phoenix-Mesa Gateway Airport sits right beside Eastmark, and the community falls under its controlled airspace. Drone work here runs on a LAANC authorization that we file before the shoot; most of Eastmark is approved quickly at the standard ceilings, and a few blocks closest to the runways carry lower limits. We check the address when the order comes in and plan the aerials around what is approved, so you do not need to do anything other than book.
